What to believe in RADIO ADS by brokers
 
 
 
The public is bombarded with misleading advertising, especially radio ad and real estate talk shows.
 
For example, you hear a broker saying that he/she usually sells for over list price. All through 2019, MANY  listings sold above asking price. The inference in the ads was 'others didn't but I did' sell higher, like the broker had done something special. That's not lying but it is misleading.
 
How about hearing ''OUR SUPER MARKETING ROGRAMS sold a house on 123 any st in 5 days!'
 
Ask them what their 'Super Marketing System' is. Misleading advertising is what I call it.
 
Well some offices do nothing but put your home into the Multiple Listing Service (MLS) Of those who do more, we all have the same capability and no office really has ANY advantage that way! We are hooked up in the internet---a true net of many connected sites.
 
Truth is almost all homes sell from the MLS. Hundreds of sites such as Zillow are connected to our MLS---how do you think the sites even know about the homes?
 
This is a good one: "We will buy your house if we cant sell it."  You will notice this only being said in a market lie ours, especially the last 3 years, where each broker has 1000 buyers and few sellers in the market. All a seller has to do is call a broker and we can probably sell it in a few days. Almost all agents are like this now, though the market has cooled off a bit. So the chances of the broker having to buy it are slim.  Lets say it doesn't sell and they have to buy it. Are you going to get full value? NOPE NOE NOPE. There are few 'win-wins' in the world. For someone to gain someone has to lose. A broker isn't going to give you full value. Some of them will come close IF they already have a buyer contact in the background that they can sell for a bit more to make more than a regular commission.
 
Don't believe everything you hear.
